I currently own a detailing shop and we’ve been renting from someone we know that owns a large warehouse.
We’ve outgrown our space and need a shop that’s bigger and more client friendly. There’s no office or waiting room to walk into, just a big old warehouse that’s not in a great area.
My question for the businesses out there that have a nice flex space (front office and shop in the back). How did you find it? What are the terms of the lease?
I’ve been looking for quite some time and noticed the supply of flex spaces in my area is extremely low as it is, and when we find one that would be ideal for us, they don’t want any auto-related businesses including detailers. Why that is I’ve never gotten a clear answer.
I’ve been checking Facebook marketplace, Craigslist, and also contacting commercial real estate agents with very little luck. We’re looking at leasing not buying which appears to be even less supply of buildings for lease rather then for sale.
Any thoughts/advice is appreciated!

2023.05.30 21:40 Asleep-Leader-136 Need a used car that needs to last about 5-6 months

I am going to be staying in Cleveland ohio for about 5 months and I am looking into buying a used car for that period of time and then selling or scrapping it when I leave. I have a pretty modest budget and would prefer not to have to spend any more than 4000$. The car does not need to look good or have a lot of functions it simply needs to be able to get me safely from A to B and preferrably not break down completely in the course of those five months.
So far I have been looking a bit at these contenders:
2002 Toyota Camry LE Sedan (Very high milage)
2002 Honda Odyssey LX (minor damage from an accident)
2006 Chrysler PT Cruiser Touring (pretty low milage but have heard the cars suck)
2006 Ford Focus ZX3 S
Do you guys think any of these would be up to the task? I of course know they won't last me a lifetime and won't be good cars for the price range I'm looking at, but all I need is something that will do the job for the next five months.

Last challenge:
R1: Delaware. Five states are using a plain circle as (primary) state highway signs: Delaware, New Jersey, Iowa, Kentucky, Mississippi. As we see a sign to Wilmington (the largest city in Delaware) and Philadelphia (keep in mind: Pennsylvania has a unique state highway sign) we are most likely in Delaware or maybe New Jersey. We see a sign for I-495. When you turn around you see signs for US 13 and US 40. I-495 and US 13 only run through Delaware (and other states) but not through New Jersey. Furthermore, the car in front of us has a Delaware license plate (dark blue background, golden letters). The location itself was a bit tricky. The exit number was the only specific clue where to look. 2 perfect scores. :-)
R2: The new sign of Idaho with just the state outline and without the state name. Older signs also show the state name. Most of southern Idaho lies in the Snake River Plain. Mountains are in northern and south eastern Idaho. The single digit road numbers are clustered in the northern part of Idaho. Many players found the intersection. 12 perfect scores. :-)
R3: New Jersey. There are several clues for New Jersey. You can see the yellow license plates of New Jersey everywhere. The street sign for Nassau Street shows the circle highway sign. This is very common in Delaware and New Jersey. However, a circle with a black background on a green sign is very common in New Jersey and seems to be unique to New Jersey. New Jersey also has signs like in R1. Therefore, a missing black background is not a hint that you are not in New Jersey. The most important clue was written on the newspaper box: Princeton, NJ ;-). 6 perfect scores. :-)
R4: State outline of Arkansas. I-555 is a spur of I-55. Both are easy to find in eastern Arkansas. You could see the freeway entry ramp when you looked north east. 4 perfect scores. :-)
R5: The flag of Colorado on the state highway sign. You could see a sign for I-25 when you turned around. I-25 is the only north-to-sounth interstate in Colorado and is easy to find on the map. CO-14 also runs through the sparsely populated eastern Colorado and is quite easy to find on the map. Many players found CO-14. Our intersection was right next to a railway track. Railway tracks might me easier to find on the map than road names. 5 perfect scores. :-)

2023.05.30 20:08 DavefromCA Test drove a 2023 Ridgeline...

Some background: My 2016 Civic MT has been perfect, however, with my boys getting older, it's too small for certain activities, so I've been looking at midsized trucks. We've always had Hondas in the family, so we are well aware of Honda's reliability and resale. I have 10 years experience in the automotive field, parts, service and sales, so I'd like to think I know what I am doing.
I began internet research of midsized trucks a few months ago and giggled when I saw how in love the internet was in with the Honda Ridgeline. My ignorance was thinking its Honda's half assed attempt at cutting into the sales of other manufacturers. As I continued my research, the appeal of the Ridgeline quickly became apparent, the only downfall is the more extreme off-roading ability, but after talking to friends, you have to be prepared to spend big bucks, break parts, and scratch paint. We went off-roading in two Tacoma's on this trip, and while the Toyota's off-roading was excellent, it wasn't ideal for my family life.
Last night, I was coming back from vacation on an 8-hour drive. Halfway through I saw a Honda dealership....hell why not? I stopped at the Salinas Auto Mall. They were just about to close up but were kind enough to give me the keys to a 2023 HPD edition.
I am completely in love with this vehicle. Just as the internet said, the real-life, day-to-day usefulness of this vehicle is off the charts. The rear cargo trunk is huge, the rear leg room is excellent (I'm a hair under 6'), the interior is extremely comfortable, and as a whole is again, so, so useful, especially for a family. Then I drove it...one of the best handling trucks I've ever driven, the engine has tons of power with an outstanding torque curve, the paddle shifters make the fact that there are no manual transmissions tolerable. The build quality felt excellent.
I hope to be an owner of one in the next year or so, maybe when the next gen comes out, the used ones will come down in price.

Hi I’m 27 (f) in Ohio and I recently just had my 2nd and only other life long best friend pass away in January
I’m currently working a wfh tech sales job which has been pretty nice but the stress to hit the sales goals has bit me in the ass while I was grieving and I’m fairly close to being let go
I took a leap of faith and decided to spread my friends ashes in Thailand for a full month solo travel in July
My job obviously won’t allow me to take a full month and with me being in a hot seat because of sales nor will a doctor sign off on it (smh) I figured maybe it’s best I just quit for a mental health break
I have about 30k saved up as a fall back so I’m not without a safety net but I am terrified to have no back up job as I’ve been cushioned with the wfh life and lots of people are saying I’ll be stuck looking for work in this recession…
Do I start a business, do I leave the country? I have 0 clue what I’m doing and I’m single too so no children or anything holding me here; I just know I HAVE to go solo backpacking in my friends honor, after that I’m not sure

The firms said on Monday that Nvidia Corp. and MediaTek Inc. will collaborate on technologies to power cutting-edge in-car entertainment systems that can stream movies or play games or communicate with drivers via artificial intelligence.
According to the partnership, MediaTek would incorporate Nvidia software and graphic processing unit chiplets into the system-on-chips it offers to automakers for infotainment screens, according to Reuters, citing the firms’ announcement at the Computex technology trade expo in Taipei.

The in-car displays and entertainment systems are becoming more complicated as automakers integrate artificial intelligence (AI) generative features including voice-activated features, driver monitoring systems, and automated driving displays.
Automakers have also been courted by MediaTek’s main competitor in the smartphone market, Qualcomm. Earlier this year, Qualcomm and SalesForce announced a collaboration to create a new platform for connected vehicles.
The companies claim that by partnering with MediaTek, Nvidia will have more access to the $12 billion infotainment system-on-chip market. Tsai estimates that the initial goods ought to be accessible by the end of 2025.

2023.05.30 18:58 BarkyDogs Arrested of DWI at .01% BAC (lowest possible reading - no drugs), Not Mirandized, Denied Attorney at Questioning

Synopsis of my story (sorry for the length): On Saturday, 5/20 in Brunswick County, North Carolina, I had one drink (Vodka Cranberry) and a large glass of water with a meal in downtown Wilmington, NC. I did not drive until 12:45am on 5/21 (almost four hours later). That night, the Brunswick Country Sheriff’s office and Shallotte PD were running a "Booze it or Loze It" DWI checkpoint. I was subjected to this DWI checkpoint. A young Shallotte PD officer asked me if I had had anything to drink during the night. Unfortunately, I thought being friendly and honest with the officer would go a long way. BIG MISTAKE! He pulled me out of the vehicle. A Lt. from the Brunswick Country Sheriff’s office then jumped in my vehicle and pulled it up farther up the freeway. He locked it, then came back and handed the keys to the officer.
The Shallotte PD officer asked if I would perform FSTs. I told him that because of multiple sports injuries and surgeries to my legs, I would have to politely decline. The Sheriff's LT heard this and became angry. He went back up to my locked vehicle and began looking through the windows with a flashlight for evidence. The Shallotte PD officer asked if I would blow into a portable breathalyzer, which I gladly accepted. I blew a .01% BAC, the lowest detectable limit of BAC. At the same time, the Sheriff's LT saw a "Yeti" aluminum cup, with a lid on it and a straw in it, in my center console. It contained water. But, the Lt loudly exclaimed, "We have an open container of alcohol!". Apparently, he has some sort of x-ray alcohol vision to look through a locked car's window, through an aluminum cup, and see alcohol. He commanded the officer, “If he won’t perform FSTs- arrest him!” (evidence on body cam)
My arrest included violations of my civil and/or constitutional rights:

I was never properly Mirandized after being arrested
I repeatedly asked to speak with an attorney. I was repeatedly denied this request

I know you all will say to "lawyer up" and get an attorney, but I refuse to pay $5k- $15k for this, at least yet. All that has to be proven in court is a "Reasonable doubt", of which there is plenty.
There are procedural things I want to do first, such as view the body evidence for myself (and take copious notes). Can anyone recommend a good paralegal in Brunswick County, North Carolina who understands this system and can help me get access to the evidence that I need?

Hi all. I don’t live in Wilmington, but I have a friend who does. He recently became homeless after the people he shared his house with moved out and defaulted on the rent, and I am just trying to do my part from afar to help him figure out where to go for assistance. I’ve offered as much financial help as I can for the time being and I don’t live in NC so I can’t offer him much by way of a place to stay…
He does have a job, and is on the verge of getting a better-paying position (it was offered to him, he just has to finalize paperwork) if he can get a new ID secured (his is expired and he no longer lives at the address listed)… I’ve tried to do my research online but also thought I would ask here. The main priorities are places to shower and hopefully finding him a low-cost room he can rent sometime soon. He doesn’t have a car so places close to S. College Road would be easiest for him to access, especially since his money is limited right now.
Any suggestions or resources anyone can provide would be so appreciated. I’m hoping to drive to Wilmington later this week to bring him some essentials if I can and maybe chauffeur him around town for the day to take care of some things.
